We know that communities are brimming with local knowledge and we are proud that the updated proposal reflects the previous feedback we heard. When we invest in a community we do so for the long term, knowing that we will join the community for decades to come, it is our priority to meet the needs of the community but also enhance the very essence of its identity.
We are working with award-winning Sydney architects ClarkeHopkinsClarke to design a new building that references the character of nearby Art Deco buildings, through warm coloured brickwork, and balconies that catch the sun and local views.
Our plan for Ramsgate Village includes a new full-line Woolworths supermarket, architecturally designed apartments complimented by draping greenery and basement car parking.

By removing multiple existing vehicle crossovers along all of our street frontage and replacing them with more pedestrian friendly shopfronts we will help to provide a safer and more accessible place for the Ramsgate community. The design of our retail shops takes reference from the local brick and art deco details typical in many historic Ramsgate buildings; above the shopfronts are a lush green podium full of landscaping with apartments above that have subtle curves that represent the coast and Ramsgate beach."

Our assessment has identified there is an undersupply of full-line supermarkets within the local area to complement existing smaller, convenience retail. The current undersupply and the additional 3,220 residents forecast to live in Georges River LGA by 2036 means our proposal would provide a further anchor for other businesses on the high street and increase foot traffic and spend.
The store would service residents, who currently leave the area to complete their full grocery shop.
Located in the Georges River area, the site sits close to Ramsgate Beach, Beverly Hills Golf Course, Kogarah Bay and Leo Smith Reserve.
The site at 193-199 Rocky Point Road, adjoining 66-68 Ramsgate Road and 2-4 Targo Road, the site is close to existing shops, services, key bus routes and in close proximity to local beaches, parks and the city.
Entwining a focus on quality design, sustainability, local employment, our plans aim to compliment the charm and friendliness of Ramsgate.
We previously proposed approximately 176 apartments, in our updated proposal we have approximately 144 apartments split over three buildings. We heard that this was too much for the community and have worked hard to find the balance between a high-quality design that aligns to the State Governments Housing Targets.
We previously proposed around 668 car spaces, in our updated proposal we have 348 car spaces, split over two basement levels. We heard last time that the number of car spaces was contributing to traffic concerns, which we have reduced by almost half. We have support from the local business community that these additional parking spaces will be welcome to support the local high street.
The Retail Floor Area, defined as space that would be dedicated to retail services, has been halved from around 8,000sqm to just over 4,000sqm. This means that only a supermarket and liquor store will be provided as we want to embed with the existing business community and act as an anchor.
We heard that the building needed to blend in with the surrounding neighbours and to do so through how it is embedded within the existing streets. We have updated our plans so that the streetscapes vary on all four sides. The east proposes an activated retail ground floor and the western boundary benefits from a green public walkway. We have worked hard to have larger setbacks to enhance privacy with our neighbours.
We have worked closely with traffic specialists on our plans, which include a detailed transport assessment report. This assessment highlighted:
We will implement these recommendations and continue to work Transport for NSW and Council throughout the assessment.
Overall, around 130 supporting jobs will be created throughout construction and operation, supporting the need for more local employment and the economy.
A new supermarket will benefit many local businesses and generate more spending locally as with other Woolworths stores, there has been an increase in the amount of time people spend in the area, and higher levels of cross-shopping at small local businesses.
We know that Ramsgate is well-loved and that any plans for new apartments and local retail, needs to reflect the local charm of Ramsgate.
Award-winning Sydney architects ClarkeHopkinsClarke have worked with the project team to design new apartments that reference the character of nearby Art Deco buildings, including through warm coloured brickwork, and balconies that catch the sun and local views, and generous landscaping on apartment rooftops to provide a visual link to nearby green spaces.
Our Planning Proposal includes three residential buildings, with the taller residential buildings closer to Rocky Point Road, to maximise solar access into neighbouring homes. Residential buildings, above ground floor retail, have been set back to ensure the building presents well within the context of the neighbourhood.
Housing availability is the biggest single pressure facing the people of New South Wales, the State Government has committed to delivering The State Government is committed to delivering 42,500 new houses a year.
We also know that that long-term residents of Ramsgate would consider downsizing to a smaller home, provided the apartments were high quality.
Around 144 apartments are planned, including a mix of 1, 2, and 3 bedroom apartments to cater for first home buyers, young couples and right sizers choosing to downsize locally and single people wanting a quality home close to shops and public transport.
We hope through this number of apartments we can contribute to New South Wales housing targets.
We understand that traffic flow and volume is an important issue in the community and we are taking steps to ensure the plans maintain safe, convenient and efficient traffic flow in and around the area.
This application will be independently reviewed by Councils planning team.
